Week 12: Day 4

































































The building inspector was out Thursday and signed off the project. We did the final clean inside and out. Everything was dusted and wiped down, the walls, drawers and cabinet boxes. The frig and matching panels are in and the new hood duct cover is complete. We still have the oven to be installed as it just arrived and will be going in on Tuesday.

Week 11: Day 5

The new hood duct cover arrived and was installed as well as the new frig. The matching frig front will be installed Monday. The painter was out finishing up the details inside and outside. New pics will be posted once the final clean is complete next week.

Week 11: Day 1



















































There was a lot of work completed last week. Electrical finish was set. Finish plumbing was installed. The new furnace was installed so no more cold winters. The appliances were set and the finished cabinetry panels were set. The oven has yet to ship and the hood needs a new duct cover so there are a few more things to be completed.

We had a final inspection today and it went very well. Everything looked good but the hood needs to be complete and a new earthquake valve for gas needs to be installed. With the replacement part for the hood due in Thursday we will have to wait until Monday for the reinspection.

Week 10: Day 2

































The island counter top is installed with the induction cooktop in and the sink set. All the finished cabinetry panels are installed except the matching appliance fronts. The electrician has power ready for the appliance install Wednesday.

Week 10: Day 5















The finished cabinetry panels and drawer faces were installed Friday. The island countertop was also brought out and installed. It is solid walnut butcher block.

Week 10: Day 4

































I was hoping to have pictures of the newly stained and sealed wainscot and trim but everything was covered up with plastic. The ceiling and walls were being touched up for the final coat of paint.

Week 10: Day 3

































The tile backsplash is grouted and complete and the new window caesar stone sill is in. The restaining is complete and the sealer coats are in progress.

Week 10: Day 2



















The backsplash is in and being grouted today and looks great. The painter is starting today restaining the existing wood trim and will have the run of the place for the next few days.

Week 10: Day 1



















The tile backsplash is being installed today. It is a custom blend of four colors of 2x2 handmade tiles with a few bronze tiles added for accent. Here the tiles are separated by color ready to be installed.

Week 9: Day 6 & 7















On Friday the final floor sanding was finished followed by a light brown stain. The first finish coat went on Saturday morning followed by a light screening and a second coat of finish on Sunday.

Week 9: Days 2-5



















I got a little behind on the posting but that doesn't mean nothing happened. The electrician transfered power to the new meter/panel and removed the old service and feeder cleaning up the side a little. The carpenter installed the wainscoting at the desk and reinstalled door casing and trim at the basement and powder room doors. But the two biggest changes are the new ceaser stone counters and final sanding, prep and staining of the original wood floors.

Week 8: Day 5























































All of the crown and trim is in. The pantry pocket door is in and trimmed out. The kitchen sink and counter subtops are in and ready for countertops. The cabinetry finishers are out today for touchup. The cabinet drawers and doors will be installed after flooring is finished. More pictures will be posted shortly.

Week 8: Day 3



















The upper cabinets and the refrigerator end panels are in. Next will be the new window casing & trim followed by the crown molding.

Week 8: Day 2















The kitchen sink counter and island cabinets are installed and refrigerator end panels are being installed.



















The base cabinets for the desk are installed and the template for the the slab counter top is being fabricated. The kitchen sink was set in place the counter top template was also completed. Fabrication should take about a week and will be installed next week along with the backsplash.

Week 8: Day 1















The cabinetry arrived today after an extended drying time. Most of the pieces are stacked outside waiting to go in after the toe-kicks are leveled and secured.















The kitchen sink elevation is almost in and then they will move on to the Island and desk cabinetry.



















On Friday the new back door was installed.

Week 7: Day 4

With the damp weather the finishers needed extra time to allow the paint to dry and were done on Wednesday. The cabinetry finishing also need an extra day and will be out Friday instead of today.

Week 7: Day 1



















The cabinet finishers are in the process of finishing the built in cabinets. This is coat 2 of 5 they are sanding out. They have one more base coat and two finish coats left.



















The wainscot in the powder is being installed and will be finished off with a chair rail cap.

Week 6: Day 5















The rough sanding on the floor is complete. The light spots are filler that will be smoothed out in the final sand. The cabinet toe-kicks are in and the built in cabinet walls are being preped for finishing today.

Week 6: Day 3











































The floor refinishers were out scraping & sanding the floors to expose the original wood. The process went slower than expected and will be finishing Thursday.

Week 6: Day 1















We came back in and removed as much as the existing flooring as we could. It is now up to the floor finishers to sand and clean everything up. There are a few spots that we know of that need to be patched, beyont that we will wait for the sanding.

Week 5: Day 5


















The existing vinyl flooring is being removed so the original vertical grain doug fir can be refinished. It proved harder than expected to remove as there are multiple layers of vinyl. Removal will be completed on Monday

Week 5: Day 3

The new electrical meter panel and conduit was completed and is ready for LADWP Inspection. A few of the appliances were delivered so the cabinet contractor could make custom wood panels for the hood and wine cooler.

Week 5: Day 2

I was not able to be onsite today as I was taking the new EPA Lead safety for Renovation, Repair & Painting course, but will be onsite Wednesday.

Week 5: Day 1


































The taper was back out finishing the drywall today and should have it all wrapped up. The electrician was out to install the new 200 amp meter/breaker panel and feeder conduit.

Week 4: Day 5

Today is another quiet day. Drywall mud is drying, Cabinetry is being fabricated and finished in the shop and the new back door, plumbing fixtures and appliances are on order.

Week 4: Day 4

With the first part of cabinetry in, we could now start finishing the drywall. The first coats of drywall mud went on today and will need a few days to dry.

The Carpenters finished up installing the pantry and fitting the doors. The doors will be taken back to the painter for finishing in the shop. The remaining cabinetry will be field finished.
